Dividend Income Report – June 2019

Dividend Income

Wow, have I been busy!!! I haven’t posted in a while and that was entirely due to my busy schedule at work. Things have calmed down, for now. My workload ebbs and flows and so sometimes it’s super busy and other times it’s not. I almost did not realize that we just ended the first 6 months of the year. I feel like I say this every year, but the months seem to go by quickly. Before you know it, New Years will be just around the corner. But until then, I will keep tracking the dividends I receive in my portfolio. Let’s see much dividend income I earned in June 2019.

Dividend Income

In June I received a total of $160.47 in dividends broken down as follows:

NO.STOCKNAMEDIVIDENDS
1EMREmerson $16.09
2GWWW.W. Granger $8.86
3JNJJohnson & Johnson $30.31
4MCDMcDonalds $13.28
5MMM3M Company $18.05
6ORealty Income $8.37
7PFEPfizer $18.79
8XOMExxon Mobile $46.72
 $160.47

Excellent. I finally broke the $150 mark in dividend income! It’s a mini milestone I have been looking forward to achieving for some time.

What’s great about this is that I have SIGNIFICANTLY reduced my contributions to my dividend portfolio. That’s entirely due to the fact that I want to buy a beach house and need to start saving money for a down payment. In fact, if everything works out as intended, I plan on making an offer sometime in August. It’s a scary prospect, but one that I hope will enable me to achieve my retirement goals.

Recently, I asked whether I should sell my stocks to buy a condo? Quite frankly, there is a fair possibility that I will have to sell my stocks to buy the condo, as it seems like the only condo’s I’m interested in are the expensive ones. I will definitely keep the community updated. If I sell my stocks, I will have to build them up again, which I will continue to track on this blog. So, don’t worry, Dividend Portfolio isn’t going anywhere.

Annual Comparison

Below is a graphical representation of my dividends so far:

Here is the raw data:

MONTH201720182019Rate
January$0.00 $14.93 $37.54 151.44%
February$0.00 $77.66 $141.16 81.77%
March$0.00 $72.93 $136.45 87.10%
April$0.41 $31.47 $63.76 102.61%
May$2.85 $79.33 $142.69 79.87%
June$16.89 $98.51 $160.47 62.90%
July$5.99 $42.32
August$21.95 $108.44
September$28.72 $111.15
October$23.21 $48.09
November$62.11 $124.92
December$76.51 $140.24

62.90% is a solid increase from last year’s amount. The dividend income is moving in the right direction.

The Dividend Tracker has been updated accordingly.

Adopt-A-Stock

The Adopt-A-Stock project has been suspended for now. It’s amazing how much deciding to buy a condo changes things. But it doesn’t make sense to dump money into buying stocks if I’m going to be taking it right back out in a couple of months to fund a down payment.

Forward Annual Dividends

At the time of this writing, my forward annual dividends are $1496.25. A month ago, my forward annual dividends were $1478.83. This represents only a 1% increase from the previous month. I usually average around a 3% increase from month-to-month. It’s clear that the lack of a significant increase in my forward annual dividends is due to the significant reduction in my monthly contributions to my portfolio. Still, a 1% increase is much better than 0%.

Conclusion

The first six months of the year is behind us. Although I had lofty goals at the start of the year, things change. I now have even loftier goals! Haha. But that means that Dividend Portfolio will likely be going through a transition period in the next couple of months.

Although the prospect of selling stocks is scary. What’s really exciting is the prospect of rebuilding my portfolio at a faster rate than I did before. If I buy real estate correctly, I’m hoping to use some of the cash flow to help replenish the portfolio. If I ended up getting a bad deal, it may be financial ruin. Maybe by then, the price of Bitcoins would have dropped so I can afford to buy it. Well, at least I’ll be by the beach!

Congrats on a great month and crossing over that $150 threshold. $1,500 in forward dividends is great too. As the saying goes personal finance is personal. So if you feel that buying the beach house/condo is what’s best for you then you do you. It never hurts to plan for a few years out as well as for your ultimate goal of FI and relaxing on a beach all the time. Believe me I know about starts and stops on your journey and plans changing. I feel like that’s what the entire last 5 years has been and that can be seen in the slow rate of increase to my forward dividends. But I think things are going to settling down soon…at least until the next curve ball gets thrown at us. All the best!

Thanks JC. I’m really hoping it goes well. It’s all very scary and exciting at the same time.

I hope so too MDD. I think I’ll hit $1500 next month even if I don’t add a single penny to my dividend portfolio.

Nice to see the portfolio is producing in the background. I can see you’re excited about your real estate venture. Did you decide to buy and move into the property for the first year? Or rent out immediately?
Good luck and keep us updated! You’re following a very similar path as I did. My dividend income may have dropped off, but my passive income did not… since the div income was substituted for rental cash flow. Now I’m back to rebuilding my dividend portfolio.

I’ve decided to rent it out immediately. I will use it as a vacation home during the offseason, but for the most part, it will be rented out. Good luck rebuilding your dividend portfolio. I suspect I’m going to be in the same boat soon.

Congrats on passing the mini-milestone Dividend Portfolio! That’s what I’m talking about right there. Soon you’;ll pass $200, then $250, and so on. Man oh man it is fun to see you march towards your goals. It’ll be interesting to see what you do with your condo and investment portfolio. My gut says don’t sell it all, but I know there are so many other factors going into the decision.

Trust me, I would rather not sell, but that would mean a) I decide to buy a much cheaper condo (unlikely but possible), b) I decide to wait a little bit longer to buy a condo (also possible if I can’t get what I want) or c) I take money from retirement accounts instead of my taxable account (which makes a lot less sense). We shall see, but I will definitely post my decision regardless.

Awesome stuff DP! Crossing that $150 sure is a nice milestone.

Wishing you lots of wisdom for your rental adventure. Scary stuff but I’m sure you will make the right decision.

I’m looking forward to breaking new milestones in the future. I’ve re-started my portfolio, but hopefully, I won’t have to liquidate again for a long time to come.
